A-2 SURVEYS

You asked if nearby states require property owners to file an “A-2 survey” after having one performed by a licensed land surveyor.

We did not find statutes or regulations in Massachusetts, New York, or Rhode Island requiring property owners to file land surveys whenever they had commissioned one. There are requirements, as there are in Connecticut, to file surveys for specific purposes, such as seeking approval to subdivide property. We confirmed our findings by calling licensing authorities in other states and county or municipal offices in neighboring states where property records are filed.

Under Connecticut regulations, “A-2” is a level of horizontal accuracy. An A-2 survey is more horizontally accurate than a B, C, or D survey, but less so than an AA or A-1 survey. Horizontal measurement establishes points on a horizontal coordinate system, such as latitude and longitude. Vertical measurement states an improvement's height or the elevation of land.

Under the regulations, there are different types of surveys as well as levels of accuracy. The regulations require property surveys, perimeter surveys, existing building location surveys, zoning location surveys, improvement location surveys, subdivision or resubdivision maps, easement maps, and boundary stake-outs to meet AA, A-1, or A-2 levels of accuracy for horizontal measurement (Regs. Conn. State Agencies § 20-300b-1 et seq. ).
