LICENSING HOME INSPECTORS | ||

You asked: (1) for the minimum number of supervised inspections required for a home inspector intern to become licensed, (2) if state law regulates the fee division between the home inspection intern and supervisor, and (3) for the statutory requirements for the composition of the Home Inspection Licensing Board.
SUMMARY
A home inspector intern must conduct 100 inspections to become licensed. Ten must be under the direct supervision of a licensed home inspector. The law does not address the division of the fee between the intern and the supervisor.
The Home Inspection Licensing Board consists of eight members. Five must be home inspectors and three must be public members.
INSPECTION REQUIREMENTS
To qualify for a license, a home inspector intern must complete at least 100 inspections under the supervision of a licensed home inspector (CGS § 20-492b, as amended by PA 01-116, § 1 and PA 01-09, June Sp. Sess. , § 30). The first ten inspections must be under the direct supervision of the home inspector. The others may be under indirect supervision. The law defines "direct supervision" to mean that the
supervisor is present at the site of the inspection for the whole inspection and countersigns all documents prepared by the intern (CGS § 20-493b). The law does not define "indirect supervision. "
FEE DIVISION
There is no law addressing the division of the home inspection fee between the supervising home inspector and the intern. Presumably, the supervisor and intern could base the fee division on whether the licensed home inspector was supervising directly or indirectly.
HOME INSPECTION LICENSING BOARD
The board consists of eight members appointed by the governor. Five must be home inspectors and three must be public members who own and live in a residential building. The five home inspectors must be licensed home inspectors who have been working as home inspectors for at least five years before their appointment (CGS § 20-490a).
